Home Search FAQs

The truth about MLS searching and Zillow.

Both can help you explore. The difference is where the information begins, how it reaches you, and what happens after a home catches your eye.

Start with the Source

Browse anywhere. Verify before you act.

Zillow is useful for casual browsing and market exploration. For an active home search, MLS information and direct guidance from a licensed agent give you the context needed to make a confident decision.

The search on 4UHomes.com displays public listing information through an MLS Matrix IDX feed.

What is the MLS?

The Multiple Listing Service is a regional cooperative database used by participating real estate brokerages and agents to enter and manage property listings. It is the primary source for listing details, price changes, and status updates.

Is the search on 4UHomes.com an MLS search?

Yes. It displays public listing information through an IDX feed from MLS Matrix. Public IDX searches do not show every field available to an agent, but the listing information comes from the MLS feed.

How is Zillow different?

Zillow is a public consumer portal. It receives listing information from MLS and brokerage feeds, along with other sources, and adds its own estimates, tools, advertising, and presentation. It is helpful for browsing, but it is not the system where local agents enter and manage their listings.

Is Zillow always delayed?

There is no single delay that applies to every listing. Update timing varies by source and feed. When a price or status matters to your decision, we can verify the current information directly in the agent MLS.

What can an agent see that I cannot?

Depending on the listing, the agent view may include private broker remarks, showing availability and instructions, property history, disclosures or attachments, and other fields that are not approved for public display.

What if I find a home on Zillow?

Send us the address or link. We will verify the status and details, help you assess value and property condition, review available disclosures, and arrange a showing if the home is available.

Can you create a custom search for me?

Yes. We can build a search around your preferred locations, price range, property style, features, timing, and priorities—and help you interpret the results instead of simply sending a stream of listings.

Why might a listing be missing from a public search?

Possible reasons include the listing's current status, IDX display rules, seller or brokerage choices, search filters, or a property that falls outside the coverage of the selected MLS feed.
